A town that started over in 1930

Bethany was founded on July 28, 1909 by members of the Church of the Nazarene, and Southern Nazarene University is still at its centre. Twenty-one years later, on November 19, 1930, an F4 tornado tore through the young town, killed 23 people and destroyed 652 buildings. Very little housing from before then is likely to have survived, so most of what stands in Bethany today was built after the rebuild, and a good share of it is now decades old itself.

The city is small, with 20,831 residents in 2020 and a single ZIP code, 73008. Its west edge drops toward the North Canadian River, Lake Overholser and the Stinchcomb Wildlife Refuge, and its main road is the 39th Street Expressway, part of Historic Route 66.

Patios, porches and garages on older homes

On a house that has stood for decades, the concrete that gets noticed is the front porch, the back patio and the garage floor. Each tends to have its own history: a porch painted grey at some point, a patio with rust marks from old furniture, a garage slab with oil soaked into it. Each has to be cleaned back to bare concrete so the stain can reach it.

Once it can, staining a garage slab gives it an even colour that hides future drips better than bare grey. Outside, a back porch or patio facing west takes the full afternoon sun, and it does best with a UV-stable sealer over the colour.

Rentals and resales near SNU

Around Southern Nazarene, buyers and landlords often want a low-cost refresh rather than new concrete. A tired slab that is structurally fine is a good candidate, because the work changes its colour and surface without the cost of a tear-out. For a house going on the market, patio staining is one of the smaller jobs that changes how the back yard looks.

Bethany’s licence and permit rules

The City of Bethany says every contractor working in the city must hold a City of Bethany Contractor License. Licence and permit applications go only through the online portal at citizenserve.com/bethany, and the City no longer accepts email or paper applications. Community Development can be reached at (405) 789-6005.

The City lists driveways among the structures that need a permit, and the City code requires a permit before a driveway, apron or approach is built over the street right-of-way. That applies when an approach is replaced before the drive is coloured. The detailed driveway standards are on the current application form in the portal, so check them there.

Bethany concrete questions

Does my concrete contractor need a Bethany licence?
Yes. The City of Bethany says all contractors working in the city must hold a valid City of Bethany Contractor License, and licence applications go through the same online portal as permits, citizenserve.com/bethany. The City also lists driveways among the structures that need a permit, and email or paper applications are no longer accepted.
Do I need a permit for a new driveway approach in Bethany?
Yes. City code requires a permit before any driveway, apron or approach is built over the street right-of-way, and applications go only through the City’s online portal at citizenserve.com/bethany. The application sets the curb radius and saw-cut details, so check the current form before the concrete is ordered. Staining or sealing existing concrete is a surface finish, not new construction.
